The client is a major European Real Estate Investment Trust (REIT) specializing in property investment and development. They offer office spaces to businesses and manage an investment portfolio exceeding £5 billion, encompassing over 50 properties spanning 5.5 million square feet across approximately 15 locations.
Striving to Transform Tenant Experience

The client aimed to elevate the satisfaction of its extensive tenant community by introducing a community mobile app. This solution was to be designed to foster a stronger sense of belonging and engagement among tenants, by offering a suite of features tailored to enhance their experience. This app would empower tenants to seamlessly reserve meeting rooms, minimizing the hassle and time traditionally involved in such tasks, and unlock exclusive discounts and perks from partner businesses, adding value to their daily interactions.  

Additionally, the app would provide tenants with the convenience of securing a spot at various events organized within the buildings of the client, promoting a vibrant community atmosphere. Beyond in-building activities, tenants would also be able to stay informed about nearby events and happenings, encouraging participation and social interaction within the broader neighbourhood.  

The app was to be accessible on both Android and iOS platforms, ensuring inclusivity and reaching the substantial tenant population regardless of their device preference. An intuitive and user-friendly interface would guarantee a straightforward onboarding process for users, enabling even those less tech-savvy to utilize the app effectively. By integrating modern technology with community management, the client sought to create an efficient, interactive, and rewarding living environment for all its tenants.

Revolutionizing Engagement and Operational Efficiency for Modern Office Environments

Accellor developed a tailored tenancy experience platform for both Android and iOS, incorporating functionalities such as meeting room reservations, event exploration and booking within the client’s office building spaces, exclusive access to curated offers and discounts for the tenants, utilization of a digital loyalty card, and receiving updates. This holistic solution redefines tenant engagement, ensuring that every user has access to all necessary features from a single, intuitive interface.  

The platform is designed to seamlessly integrate various day-to-day activities, making it an indispensable tool for modern office environments. The Smart Key features empower the tenants to enter buildings seamlessly through NFC and Bluetooth technology, enhancing security and convenience by allowing keyless entry and eliminating the need for physical access cards.

Additionally, a web-based tenant and customer portal app was introduced to manage administrative tasks, including billing, customer/tenant additions, offer curation, and more. This portal provides building administrators with real-time insights and streamlined processes for tenant management, allowing them to address issues promptly and efficiently. The system is built with modularity in mind, enabling easy integration with existing IT infrastructure and future expansions. To ensure a comprehensive end-to-end tenancy platform experience, a customized CMS solution for the mobile application was implemented as well, facilitating effortless content updates and consistent multi-channel communication. This strategic alignment guarantees that all stakeholders—from tenants to landlords—benefit from an interconnected ecosystem designed to optimize operational efficiency and tenant satisfaction.

Through the app, the client consistently provides a personalized 1:1 experience to its extensive tenant base on a monthly basis. The app’s streamlined design ensures an effortless navigation experience, encouraging regular engagement from its users. With a one-touch user onboarding & provisioning process, the app boasts more than 4000 registered users, including over 750 smart key users, indicating a significant adoption rate among tenants. Users appreciate the convenience and security offered by the smart key functionality, which seamlessly integrates into their daily routines. The app's users have a high propensity to redeem offers and discounts, driving tenant satisfaction and creating a vibrant community within the building. Tenants also actively utilize its features to book meeting rooms, contributing to efficient space management and fostering collaborative work environments.  

The solution encompasses over 40 distinct services, presenting data and functionality through a headless architecture, ensuring flexibility and scalability for future expansions. This architecture also facilitates easy integration with other systems, enhancing the app's robustness in supporting user growth. Furthermore, the app includes advanced analytics tools that provide valuable insights into tenant behaviours and preferences, enabling the client to continuously refine and tailor the user experience.
